How do you advertise a rental?

We syndicate to over 25 different websites, including the fan favorites…Zillow, Trulia, and Hot Pads.

Would you be putting a sign in front of the house?

I certainly can.

What is average length of time it takes to locate a qualified tenant?

2 days to 2 weeks

Do you charge a leasing fee for securing a tenant? If yes, what is that charge?

(You mentioned $500 start up and 8% of monthly rent)  No, leasing charge, just the upfront charge to get the house in order.

What is the turn around time for owner’s to receive their monthly rental payment once the tenant has paid their rent?

7 days max.

What is your procedure for a delinquent rent payment?

We deliver a 3-day pay or quit the day a tenant is late.  We try to work with people and get them to communicate.  If a tenant can make a payment plan and stick to it, we like to work with that before starting an eviction.

What is your procedure for an eviction?

The process is started with a 3-day pay or quit delivered to the tenant. If the tenant does not respond within 3 days, we contact an attorney to start the eviction process.  

How much of a security deposit do you require from tenants?

We ask for the deposit to be equal to one month’s rent.  If pets are allowed, we ask for an additional Pet deposit of $250 per pet. We do not charge rent for pets.

What happens when a tenant wants to break a lease?

We work with them.  A tenant is responsible for any unpaid rent for the term of the lease, but we do make every attempt to fill the lease with qualified tenants. There may be a fee for our services, but those are fees paid by the tenant who is breaking their lease.
