We deliver a 3-day pay or quit the day a tenant is late. We try to work with people and get them to communicate. If a tenant can make a payment plan and stick to it, we like to work with that before starting an eviction.
The process is started with a 3-day pay or quit delivered to the tenant. If the tenant does not respond within 3 days, we contact an attorney to start the eviction process.
We ask for the deposit to be equal to one month’s rent. If pets are allowed, we ask for an additional Pet deposit of $250 per pet. We do not charge rent for pets.
We work with them. A tenant is responsible for any unpaid rent for the term of the lease, but we do make every attempt to fill the lease with qualified tenants. There may be a fee for our services, but those are fees paid by the tenant who is breaking their lease.
